Included in every report

Fixed $99 scope

  • Property snapshot: address, type, size, listing facts
  • Seller check: identity, authority, documents, behaviour
  • Six-category weighted risk score
  • Red flags with evidence and severity
  • Document checklist to request before you pay
  • Scripted questions for calls and WhatsApp
  • DPI recommendation: Proceed / Caution / Pause / Stop
  • Secure case workspace with direct messaging

When to escalate

Upgrade to Escalated Due Diligence

  • Transaction value above your comfort line
  • Title chain looks contested or unclear
  • Seller or developer has disputed history
  • You need a physical inspection on the ground
  • An independent lawyer should review the deeds
  • You want enhanced investigation into fraud signals

Escalated Due Diligence is $1,500 and includes everything in the Commission Report. You can request it up-front or upgrade mid-case.

Common Questions

Is there a free tier or a subscription?

No. DPI charges per Commission Report. You can view a complete sample report for free before paying, but there is no free allowance of real reports and no monthly plan.

What does the $99 Commission Report include?

One full property + seller verification report on a specific property you submit. That covers the property snapshot, seller check, risk scoring, red flags, document checklist, questions to ask, and a written DPI recommendation, delivered as a PDF.

When is the $99 charged?

After you submit your verification request and DPI confirms the scope. We take the one-time payment at that point via secure Stripe checkout: no deposit, no recurring charges.

What is the $99 Analyst Add-On?

A second analyst review pass added on top of the Commission Report. It adds extra context, flagged concerns, and follow-ups within 48 hours. It is optional, selected at checkout.

When should I choose Escalated Due Diligence ($1,500)?

Pick Escalated when the amount at stake, the complexity of the title chain, or the risk signals warrant site inspection and independent legal review. It replaces the Commission Report rather than adding to it.

How long does delivery take?

1 day for a Commission Report from the point payment is confirmed. A 48-hour rush option can be arranged on request.

What if DPI cannot complete the report?

If we determine during intake that a report cannot be produced (for example the property cannot be identified), we decline the case before charging. If we stop mid-case, the scope and any partial refund are handled through your case workspace.

Ready to commission your report?

Submit a property, confirm the scope, pay once, receive the PDF. No subscription, no hidden fees, no unlimited-access promises.
